About this property

Welcome to Adelphi Hotel

Set within a period townhouse in Edinburgh’s Leith district, this casual guest house offers a simple and practical stay for travelers. The Adelphi Hotel provides basic amenities such as free Wi-Fi, paid continental breakfast, and complimentary parking. Rooms are described as clean and cozy, though furnishings retain a retro charm rather than modern styling.

The location in the bustling port area provides easy access to local highlights including historic pubs, seafood restaurants, and the nearby Royal Yacht Britannia. Public transport options are convenient, with tram stops within walking distance allowing straightforward connections to Edinburgh city center and Edinburgh Airport. Several well-known attractions such as Edinburgh Castle, Palace of Holyroodhouse, and Arthur's Seat are easily reachable for visitors.

Guest reviews frequently note the friendly and helpful staff alongside good value for money, appreciating the quiet surroundings despite some distance from the city center. Feedback reflects a mixed but generally positive experience, with mentions of clean rooms and warm accommodations balanced against the simple, no-frills nature of the property and occasional Wi-Fi issues on higher floors.

Best suited for budget-conscious travelers who prioritize location and a comfortable place to rest over luxury, the Adelphi Hotel is an option for those looking to explore Edinburgh without extensive on-site services. Families and solo visitors alike will find the guest house accessible, though those seeking additional facilities such as a restaurant or fitness center will need to look elsewhere nearby.

Great value for the price. It was cheaper than most hostels, even for a private room for two. The room and bathroom were clean and cozy. The furniture isn’t the newest, but it has a nice retro charm. The location is very good – after a 10-minute walk through the park, you can catch a tram straight to the city centre. The receptionist was also very kind and helpful.

Very clean and comfortable rooms Simple hotel but great value for money Warm rooms even in winter Excellent shower and a new, tidy bathroom Easy access to the airport by tram Great location close to the TRAM stop Friendly and helpful reception staff Free weekend street parking nearby Tea, coffee, and a TV with YouTube access in the room Good price-performance overall, especially for the area Weak Wi-Fi signal, especially on higher floors

Stayed here two nights recently. I see a lot of the reviews are not great but maybe people are expecting too much. This is a basic hotel. Just get a good nights sleep and spend the rest of your time exploring the city. I quite liked this place. I didn't know it at the time, but it's very easy to get to. The tram for the airport goes most of the way. Just need to walk across the dog park to get there. I stayed in February and the room was very warm. I thought the shower was great. Nice big tv in the room. The receptionist was very friendly. Not sure what others were complaining about there. The only complaints really are 1: I was on the second floor and the wifi was not working. The signal was very weak. My mobile data worked fine so not a big deal. 2: I would also recommend to provide "do not disturb" signs on the door. My room was cleaned on the second day but there was no need really. I'd happily stay there again.

It was good for a 2-start hotel. The room was clean. The hotel is a bit far from city center, but in a nice neighborhood and good for the price. The cleaning lady, specifically, was super nice. She went above her normal duties to help me with some issues I had with getting a taxi and other things. I could tell she genuinely cared. I wanted to tell that to the manager before I leave, so she get the recognition she deserves but didn't get a chance to. So Iam hoping the manager sees my comments here.

I had a single room and it was a bit tiny but absolutely enough with a nice view to the park. The owner was kind, the room was clean and the location was nice (about 40 min from town centre on foot).

I stayed at this hotel 2 years ago, I ended up finding it here on the map and decided to leave a review. I was very well received and found the room, bed linen and bathroom very clean...The bed was very comfortable and the sheets were very white, clean and well ironed. my room faced the park, it was my first time in the city and I was very grateful.

I’m working in the area for a few days and have stayed at this hotel and it’s been brilliant, the location is lovely overlooking the park, it’s nice and quiet too, and the room is really nice, this will definitely be my go to hotel for future work trips!

Preface: This is a budget hotel, expect such. If you are looking for a luxurious hotel experience with fresh, stylish decor, definitely spend the extra pounds elsewhere. That said, if I return to Edinburgh, I will be staying here again. I was traveling solo for vacation and spending 80% of my time out and about so I really just needed a place to leave my luggage, shower, sleep, and prepare for the next day. The Adelphi definitely attended these needs. The cleanliness of the room was positively immaculate. Demis was very kind and helpful. The bus into downtown is a couple steps away so it's very accessible. There's a corner grocery just a block away for convenience. Swanky bars, restaurants, and boat rides in walking distance. Additionally, the view from my room on the top floor was stunning, overlooking the park and view Arthur's Seat from afar. I stayed in a hostel the night before and this was a definite improvement; similar pricing of a hostel but with the offer of privacy, security, and independence. The only real downside was that the wifi went off for me literally every few minutes. But being outside of the hotel most of the time didn't make it too bad. I understand the other reviews that didn't care for this establishment (except the one talking about the smell of Indian food, pretty sure that was just racist) but again, budget hotel. If you plan to spend most of your time outside of your accommodation, I HIGHLY recommend saving yourself a few pounds to do more meaningful things by staying here. TL;DR This place is clean and functional, stay here if you are an adventurer that leaves the hotel a lot.

Very nice hotel near city centre. I stayed there only 4 nights and spent all my time traveling in Edinburgh but I can tell that my room was very clean and warm with a modern shower room. The staff was very friendly and helpful. Also a lot of buses stations nearby. Value for money. Hope see you again!!!!

I was a bit worried about my stay here after seeing some of the horror story reviews on Google maps. Thankfully it was absolutely fine for me. It's not the newest, most beautiful or cleanest hotel ever, but if you just want somewhere to sleep in Edinburgh that's not a complete rip off, this is an option! I'd stay there again.
